A step-by-step guide to selling with confidence

Selling your home in Edmonton can feel like a big step, whether it’s your first time or your fifth. One of the best ways to reduce stress and uncertainty is to understand exactly what the selling a home in Edmonton process looks like from start to finish.

As a REALTOR® working with sellers across Edmonton, I guide clients through each stage so there are no surprises, just a clear plan and confident decisions.

Here’s what you can expect.

Step 1: Initial Consultation & Home Evaluation

Every successful sale starts with a conversation.

At this stage, we:

  • Review your goals, timeline, and next move
  • Assess your home’s condition and features
  • Analyze recent comparable sales in your neighbourhood
  • Discuss current Edmonton market conditions

You’ll receive a data-driven estimate of your home’s value, along with recommendations on preparation and timing.

This step lays the foundation for everything that follows.

Step 2: Preparing Your Home for the Market

Before your home goes live, preparation is key.

Depending on your property, this may include:

  • Minor repairs and maintenance
  • Decluttering and depersonalizing
  • Strategic updates (paint, lighting, etc.)
  • Staging or layout adjustments

The goal is to present your home in a way that appeals to the widest range of buyers; helping it stand out in the competitive Edmonton real estate market.

Step 3: Pricing Strategy

Pricing your home correctly is one of the most important decisions in the entire process.

We develop a selling price strategy based on:

  • Recent comparable sales
  • Current competition
  • Buyer demand in your price range
  • Your timeline and goals

A well-priced home generates more interest early on, which can lead to stronger offers and a smoother sale.

Step 4: Marketing Your Property

Once your home is ready, we move into the marketing phase.

This typically includes:

  • Professional photography
  • Online listings (MLS® and major real estate platforms)
  • Targeted digital marketing
  • Social media exposure
  • Open houses (where appropriate)

Today’s buyers often form their first impression online, so strong visuals and marketing are essential.

Step 5: Showings and Buyer Interest

Once your home is live, showings begin.

During this phase:

  • Buyers (often with their agents) tour your home
  • Feedback is collected and reviewed
  • Market response is monitored closely

It’s important to keep your home clean and show-ready, as many buyers request viewings on short notice.

Step 6: Receiving and Negotiating Offers

When an offer comes in, we review it together in detail.

Beyond price, we also consider:

  • Conditions (financing, inspection, etc.)
  • Possession dates
  • Deposit amounts
  • Overall strength of the buyer

In some cases, strong interest can lead to multiple offers, giving you additional leverage.

My role here is to guide you through negotiations and ensure you’re making informed decisions every step of the way.

Step 7: Conditional Period

Once an offer is accepted, there is typically a conditional period where the buyer completes:

  • Financing approval
  • Home inspection
  • Any additional due diligence

During this time, we manage timelines, coordinate communication, and ensure everything progresses smoothly toward a firm sale.

Step 8: Sold — Preparing for Possession

After conditions are removed, your home is officially sold.

From here:

  • Legal paperwork is finalized
  • Your lawyer handles closing details
  • You prepare for your move-out date
  • Final possession arrangements are confirmed

On possession day, ownership transfers to the buyer and your sale is complete.
